- Anyone, of legal age, can purchase real estate in Barbados
- Non-residents should have sufficient funds for the purchase of real estate as a mortgage is out of the question!
- Your funds for the purchase price and deposit should be available to you before you enter into a binding agreement.
- You must seek the services of a registered local attorney who will have to search the register and establish title to the property prior to the completion of sale.
- The property becomes yours by conveyance of title, evidenced by the recording of the deeds and certified survey plans at the Registry of Title.
- You have to add VAT 15% to Attorney's fees and Real estate agent's fees.
- It is wise to use your own attorney and not the same Attorney as the seller.
- You will need to pay 10% (of the purchase price) deposit once you have signed the purchase agreement as you have now entered into a binding contract. The seller's Attorney will hold the deposit.
- The balance of the purchase price must be paid to the seller's Attorney on completion of the purchase.
